Renting in Korea in 2026: jeonse, monthly rent and deposit protection for foreigners

How to compare jeonse and monthly rent, check the registry, report the lease, register your address and obtain a fixed date before relying on deposit protection.

1. Choose the payment structure, not just the home

A jeonse contract can reduce monthly housing expense but puts a much larger sum at risk until the landlord returns it. Monthly rent lowers the initial deposit but increases recurring cost. Compare the total cash required, expected stay, exchange-rate exposure and the amount you can leave tied up—not only the advertised monthly figure. International tenants can use either structure when the landlord and property accept the contract, but banking, visa and guarantee-provider requirements remain case-specific.

2. Verify the registry before transferring a deposit

Match the owner named in the registry with the landlord and payment account. Review mortgages, seizures, trust ownership, existing tenants and any senior deposit claims, then estimate whether the property value can cover them and your deposit. Put the property identifier, payment dates, repair duties, early termination and deposit-return conditions in writing. A portal card or verbal promise is not title verification, and a large holding deposit should not be sent before recipient identity and refund language are clear.

3. Build legal protection after signing

Official Easy Law guidance explains that a foreign tenant may receive Housing Lease Protection Act protection after alien registration and a change-of-residence report. Taking possession and that address step support opposability; adding a fixed date to the lease supports preferential repayment. A fixed date can be requested at the competent community service center, district court or registry office, or through the Supreme Court Internet Registry where eligible. Complete each step promptly and retain the stamped contract and receipts.

4. Check the 30-day lease report

Official guidance states that, in covered jurisdictions, a residential lease with a deposit above KRW 60 million or monthly rent above KRW 300,000 is generally reported within 30 days of signing. The parties can report to the local authority or use the Real Estate Transaction Management System. Reporting, address registration and obtaining a fixed date serve different functions, so do not assume that completing one automatically completes all the others. Ask the licensed agent or local office for written confirmation of what was filed.
